The Position:
The Building Caretaker is accountable for the day-to-day management of Trinity Tower. This position has the potential to be live-in if there is suitability and fit. The Building Manager/Caretaker is accountable for 5 main areas, among other duties:
- Resident Relations – responding to resident needs, being culturally responsive and ensuring the Trinity Tower Resident Council functions effectively
- Physical Plant Management – includes ensuring that the grounds, equipment, property, building and suites are well maintained and overseeing onsite contractors. Ensuring an equipment planned maintenance program is adhered to in consultation with the Property Manager
- Financial Management – collecting rent payments and calculation of subsidized rents
- Marketing – includes managing a marketing program relative to rental units
- Rental of Suites– includes managing waiting lists, move-ins and move-outs as well as administering rental agreements and compliance with housing policies and procedures

The Applicants:
Applicants would typically qualify for this position with the below qualifications, knowledge, skills and abilities:
- Experience in building management, maintenance repairs, caretaking duties, cleaning products, marketing and administration
- Must have or be willing to obtain a valid Fireman’s certificate (within their first year)
- Experience working with seniors
- Ability to fluently read, write, speak and understand English
- Experience using computer programs such as Microsoft Office, Excel, Word, PowerPoint, MS Teams
- Tracking maintenance work orders in a maintenance software program
- Strong communication, interpersonal and organizational skills
- Ability to work effectively in a team environment
- Ability to remain calm during an emergency and take decisive action
- High degree of resourcefulness, flexibility, and adaptability
- Responsible for maintaining optimum tenant satisfaction through excellent customer service and communication
- Ability to work effectively with residents, committees, contractors and other departments of LutherCare Communities
- Demonstrate sensitivity, patience and concern in providing quality service to residents
- Knowledge of risk management, safety and emergency procedures within a multi-unit housing complex
- Ability to manage and monitor a budget
